Rezone of 124 Acres in Rathdrum

Last night (4/9) the Rathdrum City Council had a public hearing and action item that affected the residents of Quail Ridge, Corbin Crossing, Brookshire neighborhoods and others. Hayden Homes was granted a rezone of 124 acres located north of Quail Ridge to Boekel Road.


The Rathdrum City Council has previously denied the rezone in December of 2024, requesting a traffic study.


From documentation: "Hayden Home’s goal is to develop the residential site in 4-6 years into a neighborhood with a range of detached single-family home types, styles, and price points. The remaining 33 acres of the site, zoned industrial, between the subject zone change area and Boekel Road is planned to be developed into an industrial/commercial business park which would provide services, create jobs and contribute to the tax base for the City. The industrial park will create a buffer between the residential areas and the Avista facility to the north."


Why are there rumors of the city attorney celebrating when the rezone was granted? Did the citizens of Rathdrum communication with their city council to express their opinion on the rezone? Are impact fees being assessed? Can the local infrastructure handle this? Does this adversely affect the city, county, etc?
